Capital formation is a concept used in macroeconomics, national accounts and financial economics. Occasionally it is also used in corporate accounts. It can be defined in three ways:

Capital gain is an economic concept defined as the profit earned on the sale of an asset that has increased in value over the holding period. An asset may be tangible property, a car, a business, or intangible property such as shares.
Trading basicsNegative gearing
Negative gearing is a financial leverage strategy whereby an investor borrows money to acquire an income-producing investment, knowing that the gross income generated by the investment (at least in the short term) will be less than the cost of owning and managing the investment, including depreciation and interest charged on the loan (but excluding capital repayments).
Trading basicsPassive income
Passive income is a type of unearned income that is acquired with little to no labor to earn or maintain. It is often combined with another source of income, such as regular employment or a side job. Passive income, as an acquired or earned income, is typically taxable.
